How it works
How a Spanish mortgage works
Financial check up front
We map out your income, your current housing costs, and your own funds, and test them against Spanish bank standards: typically up to 70% financing for non-residents and a maximum of 35% of your net income going to total housing costs.
File and NIE
A Spanish bank decides on paper. We prepare the file with you: passport, NIE number, bank statements, payslips or annual figures, your tax returns, and an overview of assets and debts. We arrange sworn translations where needed.
Application, valuation, and offer
The bank runs a credit check and has the property valued by an accredited surveyor. Based on that valuation it sets the maximum loan amount. Once approved, the binding offer follows, the FEIN, with a ten-day statutory cooling-off period after that.
Notary and transfer
The mortgage deed and the ownership deed are signed together at the notary. We coordinate the timing with the seller, the bank, and the notary, and sit beside you so you know exactly what you're signing.

What a Spanish bank can offer you
Up to 70% financing
As a non-resident you typically borrow up to 70% of the purchase price or the valuation, whichever is lower. Residents can reach around 80%, buyers from outside the EU more often 50 to 60%.
Rate, term, and repayment
You choose between fixed, variable (Euribor plus a margin), or a mix. The term runs up to around 25 years and the loan must be repaid before you turn 75.
Home equity and other routes
Many buyers use the equity in their home as their own contribution. We put that route alongside a Spanish mortgage and alongside buying in cash, with the numbers to compare.

Business financing for property in Spain

Buying through a company, building a portfolio, or does your plan not fit a Spanish bank's standard framework? Then a regular home mortgage is rarely the whole solution. We connect you with our close partners in the business financing sector, where other forms of financing are possible.
Business lenders assess a file differently than a retail bank. They look at the value and rentability of the property, at your overall position, and at the exit, and less at a payslip. That creates room for plans that would stall with a regular mortgage application.
In practice this means asset-backed financing, refinancing or drawing further on property you already own, short-term bridging until a sale or completion, and buying through a Spanish or Dutch company. Often faster than a bank mortgage, usually at a higher rate; we lay out that trade-off for you on paper.
