We're by your side even after the keys change hands

Our guidance doesn't stop at the notary. We stay reachable, so you feel at home in Spain.

How it works

A soft landing in your new property

01

Completion

At key handover we walk through the property with you and check that everything is as agreed. We follow up on any outstanding points with the seller or developer.

02

Practical setup

We help with water, electricity, and internet, with transferring ongoing contracts, and with the municipal and fiscal registrations that come with ownership.

03

Partners for work on the property

For renovation, furnishing, maintenance, and garden work, we connect you with trusted local specialists. You know what the work costs before anyone starts.

04

Looking further ahead

What often still needs arranging

Beyond the initial setup, there are things buyers only pick up a few months in, or sometimes forget altogether. We actively point them out, rather than waiting for you to run into them yourself.

Home insurance and the community

Spanish home insurance (seguro de hogar) isn't mandatory but is well worth having, especially if the property sits empty part of the year. We also make sure you're properly registered with the owners' association (comunidad de propietarios), including direct debit for community fees.

A Spanish will

A Spanish will alongside your Dutch one makes settling your Spanish assets significantly faster and cheaper for your heirs. We help you prepare this and coordinate with your notary back home. Read more on our blog.

We also think along with you on direct debit for IBI and utilities, updating your address with the Dutch tax office where relevant, and an annual check of your ongoing contracts and filings. That way you stay a hassle-free owner, even when you're not in Spain most of the year.
