Costs of buying a property in Spain
In Andalusia, total buyer's costs average between 9% and 14%. This consists of taxes, notary fees, registration costs, and legal guidance. We give you a clear overview of all costs up front, so you're never caught by surprise.
New-build properties
For new build, 10% VAT (IVA) applies to the purchase price. Additional costs apply for registration, notary fees, and legal guidance.

Total: roughly 13 to 14% of the purchase price.
Resale properties
For resale properties you pay transfer tax (ITP) instead of VAT. In Andalusia this is 7% of the purchase price, plus notary and legal costs.
